PHILIPSTOWN PLANNING BOARD

 Public Hearing - July 20, 2005

                                                    

The Philipstown Planning Board for the Town of Philipstown, New York will hold a public hearing on Wednesday, July 20,  2005 at 7:30 p.m. at the VFW Hall on Kemble Avenue in Cold Spring, New York to consider the following applications:

 

            Garrison Golf Club (continuation) - Approval of a site plan in conjunction with an application to the Town of Philipstown to designate approximately 200 acres which includes the Garrison golf course as a Planned Development District.  Approval of the PDD and its site plan will permit a golf club, banquet/meeting facility, a destination restaurant, an inn with up to forty rooms, a spa with associated retail sales and two single family dwellings on a site that is now zoned R-80.  The property is located on the west side of US Route 9 in the immediate vicinity of Philipse Brook Road and Snake Hill Road in Garrison in the Town of Philipstown.  T.M.#60-1.59.2, 59.3, 63, 69,70, 60.2-26.71, 27, 29.1, 29.2.

            Elizabeth Todd Healy - (continuation) - Application for timber harvest permit on +/- 110 acres removing 347 sawtimber trees and 296 cull trees, representing approximately 5.8 trees per acre to be removed.  The property is located on Lane Gate Road in the Town of Philipstown in an R-40 and R-80 district.  T.M.#38-3-90, 38-3-88.1, 38-3-7, 49-2-1.

            Stephen Pidala - Application for a site plan approval for the combination of two adjacent lots located on the east side of Route 9, just south of Horton Road.  The southern lot is currently a vacant lot.  On the combined lot, the applicant wishes to continue operation of the contractor yard and material supply yard, and continue the north lot’s retaining wall onto the south lot, and add an additional 40'x100' building and provide other improvements to service the new building.  The new building would be used for contractor storage and also for an office for a retail used car dealer.  A two-bedroom caretaker quarters is proposed for the eastern edge of the south lot.  The residence will have a driveway off of Horton Court.  The property is zoned B-2.  T.M.#16-12-1-20&21.

            Morris/Lippe - Application for approval of a subdivision plat showing the further division of Lot 3 on Filed Map 2561 (“Subdivision Plat prepared for Gregory Clapp”...filed in the Putnam County Clerks office on July 27, 1992), dated October 29, 2004, into two lots.  The property contains 14, 407 acres and is located on High Road on the easterly side of Esselbourne Road, in an R-40 and R-120 zoning district.  T.M.#17.-2-30.3.

            Carlson Construction Management Construction, Inc. - Application for a five lot residential single family subdivision.  The property is located on Torchia Road in the Town of Philipstown in a B-2 and R-40 district.  Total acreage is 16.446.  T.M.#27.16-1-28&29.

 

At said hearing all persons will have the right to be heard.  Copies of the application, plat map, site plan, and related material may be seen in the Office of the Planning Board at the Town Hall.
